I have purchased appliances and not used or claimed them until the following tax year (After close) and then put them on a 5 year deprecation schedule as per My CPA's advice, the following tax year.

I'd make pretty sure that You had a need for them, if the close fell thru. I keep at least 1 full set of appliances on hand at all times, it makes life easier.

Hey Sam, I just bought a crisper drawer for an Amana double door, $57 plus ship. Thru Sears online. I've searched for cheap stuff before and if it is cheaper then the part is not in stock or they jack You on shipping.

Call the listing agent and get a showing, if Your lucky they'll already have a info packet but not always. After the the showing You'll know which bank owns it.

Some banks will attempt to manage the property, some won't want anything to do with it, even though they will have to pay taxes etc. They're banks not PM's

The bank will also know when the property was shown, now You contact the loss mitigation or special asset person and ask questions that the agent could not answer.

Don't talk price unless they ask first. If You're really interested in making a deal, try to build a rapport with this dept because You'll want to finance the deal with this bank because it is always the path of least resistance. Some loss dept won't even talk to You so be ready for rejection.

I don't know how it is now, but years ago Your precinct captain was the way to go. They were the Alderman's "Boots on the ground" and could be quite "Helpful"

I see what your saying, it's almost to big to be a garden shed. Kids playhouse? You really dont have to define it, just clean it up and say "It also has a flexible utility shed".

Does the 19k change Your bracket?

Are last years purchases Stabilized and needing no cap expenditures? Reserves are a wonderful thing.

Whats the broker fee for the SEP contribution?

Only You can decide what right, My opinion is some sort of split between the two, because You have time on Your side with the SEP.

I own some JNJ, I'm actually waiting for it to tap 94 again, so I can sell and put it in RE.

It's been a wonderful year to be a FA, but I have more faith in RE then the market.
