You will have 8-10 golden retrievers in Your house. The only ones leaving are the ones they can sell.

I hate to be captain obvious here, But the best comp the appraiser had was the last purchase price from August at 77k.

I would put the property and conventional mortgage in both of Your names, shooting for a 5 or 7 yr ARM locked in the 3's, with a 30yr am.

Then enjoy the cash floooow, and move on to the next adventure.

I'm sure it could be done, but You'll need to be prepared to cut a check to the mortgage holder for the entire mortgage balance within 30 days after You receive that one letter they send out, calling the loan.

Then the next move would be an emergency 30 day close re-fi, and then having to explain to the new bank, why You need to replace the existing mortgage.

It may be time to rethink this plan.

You can count 75% of Your total 401k, as the reserves, just ask.

100 amp service could come up short, if a garage is involved. With window A/C, I expect a 30 amp draw at start w/anything over 15000 btu.

Each unit is 2 story, with the master bed having the upper deck access door.

Front porch privacy was the reason I added the lower cedar railings and dividers, just before winter set in last year. This Spring I want to finish the project to make it look better.

The garages are parallel to the building facing each other, the asphalt is complete between the two. The lot is only accessible from one end, ie; unit #4 only sees traffic to and from his garage. The "canyon" as I call it, is private except for any of the 4 tenants.

I like the idea of the pvc white railings.

I'm going to try a few sets of green shutters this week, and some green framed better quality storm doors. I also like the flower box idea.

I will keep the thread updated with the shutters in place, deck cleaned and stained, pic's.

That's not staging, it's My tenant for over a year, who's moving into a new to her house next month. I am going to ask her opinion.

No room for green space, there is just enuogh space between building and garages to comfortably back a car out of the garage.
