Quote from @Kristin Solbach:

First time investor here that is feeling pretty stuck.. we want to get started in one way or the other with lot of different approaches and advice out there. We hired a tax advisor and were told to get an STR this year to help offset our taxes with the STR loophole... One Cost Segregation Study is included in our package with the Tax team as well and the tax savings would actually help us to get started investing of course. We only have 30-40K down payment and are hesitant about 2 things:

1) Investing into a property purely for STR... we would want to ensure it can still pay for itself as an LTR if need be PLUS ideally we would not invest more than 350-400K. Is there a market out there in which this could work?

2) Using our HELOC to supplement the down payment.. we do have some bonus payments coming at the end of the year we could pay it down plus the tax savings could help us pay it off, so maybe it would be worth it in the end?

Has anyone invested in STR for the loophole reason? Any advice? Any good and bad experiences welcome.
Thanks a million, Kristin

Hi Kristin, my business partner do this in the Phoenix market actually. Would be happy to talk with you about our buy box in the area so you have an idea of what types of properties and what areas will give you a good return at the same time offering you those tax benefits.

Quote from @Abraham Orozco:

Wanting to buy a house with my brother to start acquiring houses. He is able to move every 12 to 16 months. He will be living there as he rehabs the property.

I am married, and my wife does not want to have anything to do with acquiring more debt or me being in another mortgage and I live in Arizona a community property state.

These are my questions.

How is a join account seen if is my brother me on it? Would my wife have to be involved if I'm not on the mortgage.

How long would the funds need to be there, to satisfy any lender requirements?

How big of a gift can he receive from me for a down-payment?

Any other ideas are greatly appreciated.

Hi Abraham, all good questions! Sending you a PM would be happy to let you know what we've done in some of my experiences.

Hi Rahul, welcome to BP!

I'm an investor and agent myself in the Phoenix area. There are definitely areas you can find cashflow I think it really depends on the strategy you take and the area.

Happy to connect and talk about what my partner and I do to generate cashflow on our properties locally.

Hi Anna,

I'm an investor and agent in North Phoenix, used to live in Scottsdale! My business partner and I work with multiple out of state investors all around the Scottsdale and Phoenix area for LTR's and STR's and even own a few STR's around here myself.

Would be happy to show you some properties around the area and maybe show some good eats around the area as well!

Quote from @Nicholas Williams:

Hello everyone,

I am in the process of purchasing a property in Arizona for short term rental. I was wondering if there is anyone that can provide some advice on property management/contractors or anything associated with having a property out of state.

Hi Nicholas, congrats on the investment! I have a few good ones my clients use here locally, feel free to reach out.

Quote from @Jason Muesch:

Hi everyone  new to bigger pockets and real estate.   I am just starting  to do a lot of research,  books and podcasts  learning  as much as I can.  I am looking for single family  or small multi family  properties. Looking  in north phoenix, Cave Creek and surprise.  My goal is long term wealth  and appreciation, but I want to be at least even in cash flow.  I am trying  to find value add properties  to hopefully  fix and  brrr for long term rentals.   From my research  so far it seems like there are no deals right now that will be cash flow positive.  How are people  finding  deals in this market?   Also does anyone know of any local real estate groups or meetups?

Hi Jason, welcome to BP! There are areas you can find cash flowing properties, but definitely depends on the amount you're willing to put down and if you can buy off or only on market.

I have multiple clients I've found cash flowing properties for and would love to chat about it, I'll PM you!
