Hey Jade, 

With all of the semiconductor manufacturers popping up out here and new developments and redevelopments the Phoenix area will be growing for sure in the near and distant future. I don't know the NC market, but can just speak to the Phoenix area. 

I think outside of just what area is going to be the most profitable or best investment, you also need to think about where you are going to be happy. One is humid and one is dry, the types of activities to do are different in each city, take a look at where you would be the most happy as well if you're going to be living there!

Being so close, Arizona is a good market to look at. I invest and am an agent/wholesaler out here.

Hey Stepan, 

Some changes I'm advising and seeing my clients implement are expecting an extra 3 months of holding time and undervaluing the ARV just a bit due to high inventory on the market.

It's tough in this market but not dead, off market deals are very tough to get right now and you have to jump on them when you see a good one.

Some great markets are in your backyard, Tuscon and Phoenix are 2 good markets with Tuscon being a little cheaper and Phoenix being a little higher but with the potential for higher/quicker growth.

Hi Khaled, this is definitely feasible here! I have a few areas in mind that would appreciate nicely as well in the Phoenix/Scottsdale/Tempe areas. 

Being close enough to hospitals and also the University is a good strategy, but would be happy to give you some more info on the local areas here.

Numbers make sense but what are the comps showing? Make sure there is a good number of comps with that similar layout so you know you can sell the property. 

Looks to be enough room to make money but just be sure you're very confident in the comps in the area the property is in. 


Wholesaling works different in different cities, people will come on saying get quotes and all this but in Phoenix you have to move extremely quick if it's a good deal. So knowing your numbers before looking at properties is huge or bring your contractor with you when you look at properties so as to not waste any time!

Hey Kai'ler for our STR portfolio and what our investors do is start getting it listed on Facebook/Zillow rental/Furnish Finder/etc now as a LTR for that time period you're talking about. Start at a higher price point (not too high maybe 10%-20% higher than what you expect to rent for) then each week lower it just a bit until you get it rented out.

This way you are trying to get top dollar for it but are also going to be notifying those who have saved the property every time you drop the price.
