 Hi Nithin, I live in North Phoenix myself and would recommend anything around the Paradise Valley Mall area. The mall is being completly revamped, you're about 15 min from Kierland, and right by the 51 to get you anywhere you want to go making it appealing for renters. 

If you can be around there that's a great area, or if you are okay with being further out you can look in Buckey potentially or Queen Creek.

 Hey David, I'd recommend the LTR route if you can. Makes your life as a property manager easier, and provides consistent rents coming in. Mid terms need to be very quality and can take more time and marketing efforts to get rented.

I would say from my experience flipping myself and seeing through my clients' projects that the main things in this market you need to be aware of is that houses are taking time to sell, they're selling for less than expected, and they need to be quality. This means you need to pad your rehab costs, make sure you have trusted service providers that do great work, and when you run comps be sure to bring them down a bit and see if the deal still makes sense.

Hey Stanley, I'd recommend offering the home furnished if you can it's turn-key for the new owner. If you have to sell the furniture I'd recommend facebook marketplace or reaching out to local consignment or decor stores that may be able to buy everything at one bulk price.

Depending on rents in that area you could rent it out and keep it until you can demand a higher price. If not, breaking even on your first flip isn't a bad outcome! I'm happy to run the numbers for you if you want to connect, I'll shoot you a PM.
