Ignoring the facts she's verbally disclosed, she's telling you there are skeletons in her closet.  If she's not willing to do a simple background check why are you willing to risk your time, assets, and/or financial future?

Also, I recall reading somewhere (forums, books, etc.?) that accepting full rent up front is generally not a great idea despite sounding ideal.  If I recall correctly, it creates a liability for the owner by muddying the legal water if an eviction were to become necessary if they violate other terms of the lease.

I can't disagree with this any more. With the right property mgmt in place, we will never interact with a strictly investment property. 

For now Im going to look for a duplex that i can manage and then begin looking for strictly REI properties.

If something happens, you have the cash flow from this property to help you through the tough times.  

If you have to live there then I would agree with her because it's going to be tough to get her to buy-in to your goals moving forward when she resents her current living conditions.

If you're able to turn that equity into something which gets you closer to your goals and you can still cash flow, I'd certainly pursue it.

That is absolutely brutal but thanks for sharing.  That will undoubtedly be in the back of my mind when selecting property managers going forward.

Setting up the account was easy and painless.  I can't provide much more than that however because I just completed it a few weeks ago and am looking to put those funds to use in my next deal.
