There are certainly risks to both parties but from your perspective it seems like it is a try before you buy type situation. Is there a lease option period (2 - 5 year) term where you would have the option to back out?  It seems like this may be more like 100% seller financing without such.  I researched options for a deal I was trying to secure and my understanding is that all maintenance would be on you but for only 20 years at only 4.3%, that certainly seems like it's worth exploring.
