100% realistic, no doubt about it. I know people that were teachers two years ago and now have 70+ units and are full time.  Others have been doing it for a few years and are contemplating spending some months abroad because, well, they can and why not.  On the other hand, there are people who bought a condo 20 years ago and that's as far as they've wanted to take it.  If you really wanted to, it's feasible to get 25 units that cash flow $200 in one transaction.  It could be an apartment building or an investor looking to unload their portfolio of single-family rentals.  The pace at which you proceed is solely dictated by your choices and what you're comfortable with.

In terms of cash-flow vs. appreciation, if your first real sentence about what you're doing is a $5k goal, you're probably leaning towards cash-flowing...

Yeah, November 13th is the next one. I'll put that on the calendar shortly but I'm trying to confirm if the hard money lender, we have slated as the guest, can definitely attend.

This month we'll be having Mike Ketchen speak at the event.  A few years ago he was a teacher in Lawrence and he's now putting together deals with 100+ units.  He started with AirBNB's Kennebunkport and the multifamily, 13 & 31 units, space and is now 10X-ing his life.  The best part is, he's doing it the right way.  He's currently in Montana furnishing his newest AirBNB.  The best part is, he's one of the nicest guys you'll meet and he's always willing to help others.   I look forward to seeing everyone at the event and can't wait to hear what Mike has to say.
