There's a great event starting back up in Manchester, NH next week (Tuesday night) run by @Michael Ketchen.  I'm south of Boston and I will  not miss one of these events.

I've found my CPA, lawyer, and insurance broker from these events and I can't recommend it highly enough.

What about renting out all three rooms individually? Instead of renting for 2k via traditional leases (Austin rates per Rentometer) what about trying three individual room leases for $800-1,200. New build you might be able to get the higher end or more. Not sure what you're looking at for a mortgage but the extra 600-1200 might make keeping the property a viable option.

Here I am thinking I'm the only one who thinks about something like this and BP makes me feel right at home.

I bought a truck out of utility in 2015 and am going to drive that into the ground. When I do get a newer vehicle I will most likely keep that as my utility vehicle/work(PM) truck. Right now it's old enough to not be pretentious but not so old it's projects carelessness to my tenants.

In the same vain, I legitimately have a uniform I wear which consists of an old sweatshirt and jeans in the winter or an old plain t-shirts and shorts in the summer.
