@Earl Hatmaker Yes! It is a skill i have been sharpening over the last 6 months. I used to use the Head Space app, then went onto my own practice. Back in Virginia, i lived on the beach and would meditate to the sunrise. Absolutely amazing! I will definitely gave thw 2 min practice a try! Thank you.

@Aaron Stuiber The white board is up in my office! Great point though. Even though i accomplish alot during the day, it nevers seems to be enough. I will practice becoming more aware of what i have accomplished during the day! Thanks.

@Mike Dymski I am all about the Mornings. Been Implementing "The Miracle Morning" for awhile now. Workout, visualizations, affirmations and meditation followed by journaling what i am greatful for. However, i have not tried this before bed. I usualy grab a book and a cup of tea. I'll put a coldone one tonights agenda haha!

@Christopher Lombardi Thats the thing! Its a good problem in a way haha. I keep a to-do list written daily. Its the worst when i am excited about the next day. Sometimes i just say forget it and get back to the grind in the early a.m.

Running a buisness is most definitely one of the most challenging journeys of my life so far. Along with the responsibility comes.. the stress! Maybe it is just me, but i find myself having trouble turning my brain off before bed. I know by consuming real estate all day, it is almost inevitable that this is what i will be thinking about before bed. Its even in my dreams! Does anyone else have this propblem? Tips for placing my mind elsewhere when trying to rest?

Once you solve the problem of sourcing Off-Market deals, the next step is finding cash buyers. This seems to be a hurdle for people who are just starting out or don't have much time for face to face networking. A few strategies i have found to be helpful are ..#1 Establishing a precence on a well know social media platform such as Facebook, BP, Con. Having set up a Buisness page and posting content on a daily basis, i gained a following very quickly. The best part is, you are able to share all of your content in other REI pages which usualy already have a following of a few hundred. #2 Set up a website. On-carrot is great for setting up a page with the intent to funnel buyers in. Only gaining acsess to your properties if they put in the name and email, allows you to build a cash buyers list fairly quick. With the list, i import them into Mail Chimp where i can create a campaign and property package. Once completed, i am able to blast them off to all buyers who opted into the site. I find nothing to be more powerful than Networking in person, wether it be REI meet ups or BP lunch meetings haha. Even calling We buy homes for cash signs and swapping lists.

I am curious to hear a few other methods you all find to be helpful when it comes to building a cash buyers list!

@Joe Arida While i was in Virginia, me and my partner would run Both RVM and VB at the same time on a round robin set up. Both of us on the phones at the same time. Highly effective. I find VB to be more effective just because you go live with the seller. We put 13 houses under contract in 2 weeks. Yes, you need a script, but i got much better responces once i was comfortable and more natural. Think of yourself holding the phone to your ear whith your shoulder and both hand full of groceries haha. Natural and relaxed vs a sales call script... Natural all day. There is no getting around people getting pissed off, its just part of the buisness, but most sellers were pretty nice.
