@Michele B. That would be the plan! At what point would you start holding? I know a common theme is to hold for the first 10 years or so, value add during that period then trade up. Are you talking a quick flip?

@Account Closed Always aim above the bar! Wouldnt have it any other way ! Great advice, i likely would have skipped over the discount factor. At what point did you bring on a property manager? I imagine it is much easier to flip a smaller property due to the affordabilty for the investors around you. Thank you for the insight! Always like seing things in a different perspective!

@Karina S. Local REI meet ups were gold for me. Although there were not a whole lot of people my age, i did find a few who were very like minded. I tend to hang with people older than me now, just becaue of the mindset difference. Not really a bad thing haha. I would much rather have a small, like minded, motivated peer group than one that brings my true desires down!

Having wholesaled properties over the last few months, i will be looking to invest the capital into building a massive portfolio. My 5 year year goal is to own at least 2000 units.. highly agressive. I do not currently own any properties and have been told that there is not a significant difference between owning a SFH and a larger MFH. I am considering starting out with a 10-12 unit and hiring a propery manager, so that i can focus on scaling my company. Any advice for someone who hasn't run a portfolio and is looking to start fairly larger than most?

@Brian Ellis Understandable. I guess it was my choice of friends that wasnt the best. I was still stuck in college mode last year. Between house parties and smoking weed, i decided it was best to find a better circle of friends. I took on "you are the average of the 5 people you surround yourself with". Probably one tof the best decisions i ever made. I have a much better peer group now, i just dont spend as much time as should outside of RE. Obsessed is acurate haha. Balance is something i have been working on for awhile. I did go sky diving a few months ago and have a snowboard trip planned for the winter. Most definitely throwing in a hike or 2 as well.  I appreciate the different  perspective on things!

@Brian Ellis I know what you mean. For awhile i just excepted it to be normal.. the lack of rest that is. Its a problem i would much rather have over other problems. I cant relate on the dog or girlfriend problems though haha! 

Very good point on neglecting other important parts of my life. For months, i dropped everyone in my life who wasnt contributing to my sucess.. friends that is. At 22 years old, most people my age have quite the different outlook on responsibility and "fun".  That is something i may have been turing an eye to, due to being consumed by the grind.

@Thomas S. Unfortunately they didnt help! Zzzquil, benadryl, melatonin... i was wide awake haha. It will likely be a slow process of allowing myself to relax through the practices you guys are mentioning.
