What type of discounts do you usualy look for when purchasing a turn-key rental property? 

When you all are buying lists or collecting parameters for your data, what filters do you find to be the most efficient? The top two that i run for RVM and VB are Equity filters (at least 50%) and year built ( 1900 -2005). New Englanders like them old haha. I understand there are alot of filters that can be applied but at what point are you restricting your data?

@Michael Gunn I jumped a 2 years learning curve soley based off of my network and mentors. Having a mentor is key if you are still unsure of things. Taking the first step can be a challenge. Alot of people get stuck in Analysis paralysis, and it can be detrimental to your success! Aside from a mentor, going to every single local REI meet-up helped me tremendously. My most powerful connections to this day are from REI meets! Network=Networth!

Thats awesome! Never took a virtual approach to it but have seen it alot. Very intresting! Exactly! Thats the beauty of what i do! Once i have enough capital, i plan to keep the best deals for myself and sell the rest off. Thanks for the input! @Account Closed
