Post: Is it okay to present an offer in the mail or email?

@Jesse M. Face to face is often more effective, but Emailing still works! As long as you can articulate yourself in a professional manner, you should have no problems. For example, my partner and i made an offer lower than the one they had before, but through an in-depth email explaining and breaking everything down to the seller, we were able to seal the deal, beacuse we were completly transparent and honest. An email will provide something tangible for the seller to look at and go back over. Alot of times a seller will have so many offers from different people, that it becomes confusing. With a well written email, you may just be able to seal the deal.

@Justin C.  Your looking in the right place! Im 21 years old and BP podcasts and forums are an excelent source of knowledge! Me and my partners started wholesaling within the last year, and have put 13 properties under contract in the last 2 weeks. Knowledge is power my friend! I am not familiar with the markets in NYC but i suggest working on your network while educating yourself. Your network = your net worth!

Seems like the city appraisal's are the foundation for seller price points. For homes that are far from the Neighborhood value due to the condition ect...aside from trying to explain to the seller the reasoning behind my ARV and the offer price based on what the neighborhood supports and repairs that need to be done in order to get it to "Appraisal Value" what else might be the best approach.

All of this is in reference to sellers who have no clue how the market works. 

Thoughts on ways to come down to the sellers level, wthout seeming like your spuing real-estate nosence?

Based solely off of observation, the image of wholesalers seems to be one with a "negative" label on it. Understanding certain individuals are only in the industry for personal gains( i.e filling up their pockets)...this is not the case for all. As a wholesaler, operating from a moral standpoint is fundamental to providing not only the best experience for your sellers, but also key to running an efficient wholesale business. 

How are you operating on a daily basis? ( i.e providing true solutions for sellers or economical gains?)    Both?  

What would a change in your core approach to wholesaling do for your business?
