Once you find the motivated seller, this is where your negotiation tactics come in and convert that lead into a client. In a nutshell, you need to get that lead to like and trust you. People will do business with other people they like and trust.

You should also get educated on negotiating and the different tactics there are in negotiating. I have a saying, "You don't find a great deal, you MAKE a great deal".
