Welcome to BP. I concur with @Andrew David Evans in that you should try digest as much information as you can on this site. Id recommend you start reading Brandon Turner's Ultimate Beginners Guide to Real Estate Investing, listening to all the podcasts, reading the blogs and guides, and engaging on the forums when you can. In addition to BP, you should make it a priority to attend local REIA meetings as they will offer an additional opportunity to network with similarly minded real estate professionals.

Speaking from my experience as a leasing agent representing landlords in finding quality renters for their vacancies, Id recommend using Weimark. Its a great product for tenant screening that can be used by landlords nationwide. As for what should be included on apartment rental application, you should ask for at least two year's worth of tax returns, recent W2, three paystubs, 3 bank statements and an employment letter stating position, salary and years on the job.

Welcome to BP! Your story reminds me how I got into real estate. It started with an invitation to free seminar from a real estate guru. As expected, there was a lot of cajoling and upsell to buy into his program to learn the secrets to success. Unfortunately, my mother and I took the bait and wasted lots of money and time with his program. Although things did not pan out, I became addicted and decided to learn what I can to carve a path to success in real estate. Luckily, a friend told me about Bigger Pockets and from there, I haven't looked back. So congrats David as you have definitely found the right place to jump start your career
