I agree with @Daniel O.. I don't think it was a good idea to allow the tenants to use their security deposit towards paying the rent. You need the deposits to update the apartment in the event they move out. What I've learn is that when you give people an inch, they will take a mile and it appears these renters whom you said were wonderful have done exactly that. Always be firm and resolute in your policies and procedures

Id advise against allowing potential renters to view unit without someone representing your interests. That is, unless you have a system like @Kenneth Mooney in place. If you don't want to show the apartments, then its wise to enlist the help of an agent to show and screen on your behalf. I don't know the protocol in your state but in NYC, it's the renter who pays the agent his or her commission
