I am preparing to bid on a three family property in Brooklyn- Lefferts Garden. I don't have access to the mls nor does the agent. I used prop trend to determine the ARV and it gave 1.2 M. The agent gave me comps from property shark which yield an ARV of 1.5M. Should I use my own comps or that of the agent? Also how does one adjust the comps according to square feet? My subject property is larger 4,000 sqft than any of the comps used on property shark or prop trend. Is the general rule of thumb to get comps in nyc within quarter mile or a half mile? SOS!!!! I AM SO LOST.

I am a wholesaler from Brooklyn, Ny. I am currently preparing an offer on a three family property in Lefferts Gardens that needs a ton of renovations. Now the asking price is 825k and repair cost is about 140k. ARV: 1.5M. How much are the holding costs, closing costs in new york for rehabbers? If a rehabber was to use hard money loan, how much would he or she have to pay?

let's say that you contact a realtor and disclose upfront that you are a wholesaler. If an agent asks if you intend to buy property, should I say my intent is to do an assignment of contract or should I keep my intentions to myself?

let's say that your subject property is short sale in poor condition, should I only pay attention to the comps of recently sold short sales in same condition or regular resales that are also in poor condition?
