I am a licensed realtor and recent investor. I am working on my first flip and I need help. I don't have the credit score to get the money from a bank but I have a solid deal. I don't have cash to put upfront at this time so I would need to do joint venture I think. I would like to discuss this with someone that can give me some advice. What is the best way to do your first fix and flip? Financing is difficult because this is my first fix and flip.

I am looking to talk to someone about crowdfunding for my real estate investment business. I have been in real estate for 13 years and I have been investing for a short time. I would like to talk to someone about breaking into the fix and flip arena through crowdfunding. I have a deal on the table but I need to speak to someone ASAP.

@John MezaI would try to have an agreement in place if you will be working with someone you do not have a business relationship with. I would suggest you tie the deal up with a contract with the homeowner first. Then you can the investor you have an agreement with to look at the condition of the property. I am in north Jersey if you have leads in this area. I would be willing to work with you. I also have a service that can access that information. I don't know how much your are spending but this one is $99 a month.

@Elaine Griffinif the property goes to sale you will own the property. At that point you can have the owners evicted and sell the house. As you mentioned you could always sell at the court house. depending on what the value of them property is you may be able to sell at the court house steps.
