@Michael Rubinowelcome to BP. I am in Essex county. Tax liens can be an effective way to invest. I would suggest that you think about what your ultimate goal is and if tax liens gets you to that goal. If I can help you in any way please let me know.

@Erik PedersenI am speaking of taxes in North Jersey as a whole not just the place @Mardochee Pierrehe is looking at North Jersey. They will be those properties that have lower taxes but North NJ taxes are high in general.

I am in Essex County NJ and have been here my whole life. I would suggest you do your own research on the areas you are interested in. Just as you mentioned what you are willing to invest in may not be for someone else. You have to look at crime rates, school stats, and income levels to determine if you are ok with the area. The areas you mentioned are C+ to A areas for the most part. There are certain sections within a couple of those towns that are below those grades. Also, what are your minimum deal standards you have. You may be able to meet your deal standards in one area and not in another area. Lastly, the cost of properties in the areas you mentioned are different and you need to know how much you can spend on a property. As for the taxes in North Jersey they are high. I would say they average $10k-$15k when you take the highest taxes and the lowest taxes. If you have any other questions please let me know I would love to help you in any way I can.

If you have any investor friends in that area please let me know. The property is an REO at 50% of ARV. Could be a good lease purchase for a buyer or good rental investment.
