@Marcin FerencI don't think you will find any lender that will do more then 70%. Maybe there is someone that can you give a lender that does 75%.

@Hurchson LaGuerreWelcome to investing. I am in the essex county area as well. Those strategies will work but it does depend on how much effort and financial resources you have. The probate leads are good leads but do require your time to research and again the financial resources to market to them. If you have any questions please feel free to reach out to me.

I'm from east orange and would like to know where this property is. Taxes in east orange are a big factor in deals.

I own a note at 9612 Manor ave Cleveland, OH. I am looking to sell the note. The property is a two family with two bedrooms on each level. Property will need repair, how much I do not know because I am an out of state investor. I am in the middle of foreclosing. You can take my position in foreclosure. Taxes owed of less then $1,500. You can own this property with foreclosure included for $10K. If interested please let me know. I have photos of the property, its an estate situation and I'm trying to get DIL right now.
