Why not place the winter tenant under a 30 day at will lease and having a specific end date.

My recommendation is call Adam and ask what turn key properties he has in your area.

To much to discuss than I can write.

They set up the property with tenant.

They provide aproperty management firm and you collect the rent after expenses.

Before you call have a list of questions to ask him. I do not have any affiliation with this company.

I only have over 25 yrs in RE experience.  I remember when interest rates were over 17%.  Live free and prosper my friend.  --Paul D

Can you raise the rent? To keep it?

It sounds you faster than other areas but depends on the specific area.

If you want to sell....My advice to you is does your area have a company that offers a flat fee listing service?

Google it, it can save your thousands of dollars. You have to do the paper work but it gets into the MLS. You need to get a lock box. And you get to determine what the selling broker receives for a commission. Instead of 3% offer 2 - 2.5 %.

Hi Chris,

Instead of listing your unit through a broker you could use a flat fee listing service.

www.omegalistings.com  $299 gets you into the MLS and more.  Instead of paying 3% to a listing broker.  You need your own lock box.  I do not use an attorney I draw up my own deed and use standard P&S etc.  I offer the selling broker 2% instead of 3% but it is your option.  This could save you thousands$$

I have used omegalistings many of times and have had no issues.

Hi Chan,

I would recommend you understand the eviction process so if it happens again, you are ready.

I usually wait to the 3-4 day when the tenant is late to start the 14 day notice.  You can always stop the process.

Need to surf around to find a landlord club near your investment property.  Ask whom they use as an eviction attorney.  It is best to use an attorney

You could meet with police officer dealing with neighborhood community.
