Hi Rob L

I show up at the property hand it to them and if not home, I slip it under the door. I fill out a section of the 14 day notice below.

I delivered this notice on __________________________________as follows:
[Check all that apply]

[ ] by delivering a copy, in hand personally, to the above named
Tenant __________________________________________at ______________________________
In the presence of ____________________________________________________

[X ] by leaving a copy, slipped under the dwelling unit entrance
Door, at the above described premises.

I have been in and out of housing court to often, but less now.
The Lowell Greater Landlord Association is a good org to join.
They had a housing judge as a speaker and provided useful information.

Hi Asher,

I have 12 mortgages. I deal with local banks that hold onto the mortgage and that do not sell or package it to a secondary market.

Hi Frank,

I have rentals in Lowell, Chelmsford and Dracut.
Rents in the area have increased.
Are you getting the maximum amount of rent out of your property?
If a tenant doesn't pay rent by the 3rd of the month a 14 day notice is presented to the tenant.

Dan,

I use the Greater Lowell Landlord Assoc. Google it.
You can still take the rent, provide a receipt stating for use and occupancy only and tell her to leave and you still have to file with the court a motion to for her to leave.
Recommend you call AAA Constable 978-453-8275.

You are allowed to charge tenants with a water bill. Could charge a minimum if not metered. I agree with Ann on usage. I like the house prices in Texas and would flip properties if I were you.

Another is Black Diamond RE investors
4th Tuesday of the month at Ristoranta Marcellino 11 Cooper St Waltham MA starts at 6:00PM and is free.

I suggest you try and meet with Ann Bellamy from Tyngsborough MA. She is a good resource to know.

Hi Sean,

I presently do not belong to a RE club.
I was a member of the greater lowell landlords association.

I talk to a lot of investors in the area and banks. I plan to attend some club meetings to see what they offer. I have been investing in RE for over 22 years. Two years before the last RE peak I owned over 34 properties and saw the crash coming. I sold off most of my properties. Paul

I have investment properties in Chelmsford, Lowell and Dracut. I recommend visiting www.lowelldeeds.com. This site shows upcoming foreclosures and what properties sold for in your area. For an MLS site I use www.redfin.com
I look am buying and holding onto properties. In the past I rehab and flipped.
I presently own 13 properties.
