Have the potential tenant go to

to get their free credit report and have them send it to you.

Also Massachusetts has

Look up to see if the potential tenant has been evicted before.

Vy Mai,

I would make sure the rent you are charging them covers your mortgage, property tax, Ins etc and still leaves you a profit.  I would offer them a thirty day lease tenant at will.

Look for and push the yellow search button in the middle of your screen.

On the top look  for last name and place: DONOGHUE

for first name place: PAUL

Press search button.

After you review 15 pages of various RE transactions let me know if I qualify. :)

Record should speak for itself.  I owned over 34 properties at one time.  Presently own 14 with rental income of $191,832 per year.

I am 54 years old and have been in RE since 1987  I am Paul N not Paul F for the record.

Been through two housing crashes and saw interest rates at 17%.

I totally agree with J Scott. I find little opportunity in the MLS.

You need to learn to find off-market properties.

Hi Mike,

Foreclosures are not letting up.  If the banks want to lower prices they could flood the market.  There are still a lot of folks that there house are under water.  Others that there credit is low.

Question:  what happens to the housing market when a couple earning median income can not purchase a starter home?

I look at pre-forclosures and foreclosures.

Local newspaper provides info on pre-forclosures and if the property has equity I try to get in touch with the owner.

I have been their.

I recommend you work with them as long as they pay rent.

You might ask them why they are late.  Maybe it is how they get paid.

See it you can collect so much on the first and the rest by the 10th.
