Hi Jamie,

I am a RE investor in Dracut.

I can show you how to do the research.

Go to lowelldeeds.com

Look into Billerica foreclosures if this is the town you are looking into.

Find find page and book number of the property.

Do research at lowelldeeds.com

You should find the bank that foreclosed.

@Colin O'NeillHi @Colin O'Neillwelcome to BP.

I live in Dracut.

I have investment properties in Lowell, Chelmsford and Dracut.

I am presently working on a flip in Dracut if you would be interested in seeing it.

The painting has been completed, hardwood floors instead next week and new windows.

The new appliances arrive after the floors are in and on the market it goes.

Then onto my next flip.

Hi Juan,

Welcome to the club. A lot of good information on this site.

I am in Dracut.

I have investment properties in Dracut, Lowell and Chelmsford.

I have been through two housing crashes.

I have seen interest rates at 17%.

I had 34 properties at one time.

Now I am at 14.

I am in the process of working on a property to flip.

Let me know if I can assist.

I suggest you call the Master insurance company and ask if you can purchase a rider insurance policy off the master policy to cover your investment condo.

  1. For MA insurance I use
  2. Adam M. Ray, CIC
  3. Duxbury & Ray Insurance Agency, Inc.
  4. 292 Waterman Ave.
  5. PO Box 17088
  6. Smithfield, RI

$10K repairs for unit because Master policy should kick in and $300K liability if you are not a LLC.

I pay roughly $120.00 per year.

The other party doesn't know your total cost: your carrying cost, the improvements made on the property and your time.

Hi Ted,

I too am from MA.

I purchased my solar panels back in Jan 2015.

SolarCity is the largest installer in MA.  I interviewed several solar companies before I went with Revolusun in Burlington MA.

Mass electric announced rates to go up again because the suppliers providing power to national grid rates when up.  In MA you can pick which company provides the source of power, nationalgrid provides the infrastructure to get it to your house.

I looked for the best quality panel, where it was manufactured and how it is installed to the roof.

Since I had the solar installed I have not paid a electrical bill and the SRECs I receive for producing power pays for my heating bill.  This program lasts for ten years.  My rate of return is 5 years and of course could be reduced if rates go up.
