Hello, Say I buy a triplex multifamily home with fha loan and I rent both units and I live in one and the mortgage is $5000. Then after 1 year I move out and buy sfh to living and rent the third unit in the multifamily home. When I ask for a conventional loan will they include the mortgage debt from the triplex plus the new mortgage debt on my to debt to income ratio or they wont use it because the rent is paying of the mortgage and would that mean I need to live 2 years or just 1 year to use rental income toward my debt to income for sfh.

Hello, How do banks appraise 2 - 4 multifamily homes when refinance, are they comparing to other 2 - 4 multifamily homes that sold or are they just comparing it to single family homes with the same land size? Thanks,

Hello, I know the average property appreciation for a sfh has been about 3%. Do fourplexs or duplexs also appreciation at 3% for the most part or do they appreciate like apartments which is based on net operating income increase

So you have to wait for the lease to expire even if fourplex was sold correct?

Hello, Is there any law in California that says that when you buy from a seller who has a fourplex or apartments you have to keep renting to those renters that were there or can you ask the seller before the sale to terminate everyones lease even if there lease hasnt ended ?
