Hello, Are the property taxes the same amount for a fourplex than a single family home which have the same lot size or are the fourplex properties taxes higher because its more units?

Hello, Which website between loopnet, zillow, realtor.com and trulia can you say has the most accurate numbers when it tells how much a duplex is worth. Also, is there any online software you recommend that will help in doing a good analysis on a duplex or fourplex property such as mashvisor. Do you think mashvisor is good to use?

Hello what are the best metrics investors use to determine if your getting a good on duplex or multiplex when buying it. I heard GRM is good metric to use and comparing sales to other duplexes that sold in that area.

If you raise the rent every year, do you always need to fix something small on the property to justify you raising the rent or every other year you dont have to improve something and just tell tenant raising rent for the cost of living or property taxes or insurance that went up. I guess what Im asking do you have to justify to tenants every year why you raise the rent and if so what reasons can you give tnem?

Andrew, I think I understand what your saying. The only part im a still bit confuse if I purchase the duplex and the units are empty and im applying for the loan and I let them know I will be renting one of unit what proof do they need or they calculate what they think the rent will be even if I give the a higher for rent?

I really appreciate all the information you gave me. My last question I have for you say I move into the duplex with an fha loan and one unit is currently rented but I dont have a previous year of taxes with that rent income and no lanlord experience will the apprisal use the current rent as income on the second unit or will he estimate the renr. The other scenario will be I get duplex with both units empty and I will leave in one and the other unit I have rented but plan to rent with loan apprisal estimate rent and apply 75% or he wont because I dont have lease signed?

Hello,Say someone like family member or friend or coworker lends you money with a fixed interest for down payments on rental properties and the rest the banks finances it to you. Would the sec rules apply here and you need to do all this legal paperwork or it will just be treated like a promissory note you made with them. Also, say that the person defaults on the the loan and the bank foreclosure s on it, what happens to the family loan can they put a lien on it and have the bank pay them back there down payment or when the bank sells the home they get some momey bank or they loosse there money ?
