In a 5/1 ARM loan can the bank agree to a higher fixed interest rate for a 30 years mortgage when the 5/1 ARM loan is setup or do you have to wait after 5th year and then you will need to refinance into 30 year fixed loan or sell the home?

Hello, If I want to finance my 5th sfh rental property can I still get a conventional loan or would i need to get a commercial loan. Are commercial loans used for 5 or more units in one property or is it when its your 5th sfh rental property you buy? Thanks,

Is the rule of thumb for the percentage used for the total rehab costs when using the brrrr method. I know it can depend on how much work the property needs and also the market the home is in, but is there like a rule of thumb to calculate the rehab costs quick?

Hi Ray,

Does the child have to be a trustee of the property for the property to be under his name, and will have the bank be fine with trust paying off the loan if the parents passes away and the grandfather whose the custodian manage the rental property?
