Fha loan for triplex

Hello, Say I buy a triplex multifamily home with fha loan and I rent both units and I live in one and the mortgage is $5000. Then after 1 year I move out and buy sfh to living and rent the third unit in the multifamily home. When I ask for a conventional loan will they include the mortgage debt from the triplex plus the new mortgage debt on my to debt to income ratio or they wont use it because the rent is paying of the mortgage and would that mean I need to live 2 years or just 1 year to use rental income toward my debt to income for sfh.
