Buying a fourplex with renters in it

Hello, Is there any law in California that says that when you buy from a seller who has a fourplex or apartments you have to keep renting to those renters that were there or can you ask the seller before the sale to terminate everyones lease even if there lease hasnt ended ?

@Horacio Gutierrez You ALWAYS have to honor the leases that are in place, so if residents have a lease it becomes your lease.
