Hello, I heard from different real estate investors is not smart to rent to family and friends because you never know what issues could arise which could hurt the family or friend's relationship forever. My question how or what can you tell a friend or family member that wants to rent from you but you dont want to avoid issues in the future but also you dont want the person to be upset or take it personal because you cant rent to them. In other words what can you tell friends or family thst unfortunately you cant rent to them because "___"?

I want some online tools and websites that can help me find single familes homes in a market that is improving and the property will appreciate because of people moving into that city or town because of jobs growth, etc, and that they cash flow a bit? I guess like some market research and well as data analysis?

Hello, I know each house would vary on how much to spend on its renovation costs, however, is there like a rule of thumb of a certain perecentage of the ARV price that someone should spend on renovations cost so it wont be to expensive which could lead to having less equity in the home?

Hello, How much should the intetest rate drop to consider refinancing my rental property to use that equity for another rental property and where the rent can still pay the previuos mortgage, should it be a 1% or 2%, 1.5%, 0.75% drop ? Thanks,
