Dave, do you mean if each unit went up $200k, which is a total of $400k. I can keep $200k tax free and the other $200k I can use for a 1031 exchange, so I dont need to find a property of $400k only of $200k. Also, say I do a 1031 exchange and lived one but move out as I do the 1031 exchange can I get a $400k rental property or the IRS will only let me do a 1031 exchange on $200k because I live in one of the duplex and rented the other one?

Is there any online research tools that will provide data of how much has rent and homes have appreciation in a city. Is zillow accurate on the appreciation if not what onlines tools do you recommend give you accurate data of appreciation?
