Im sure we've all seen "up and coming" areas that just don't. Worst house in the best area is always a better option.

HomeVestors is America, Inc. the big "We Buy Ugly Houses" billboard isn't just wholesalers, but a franchised network of over 800 locations nation wide.

They provide franchisees an entire system to be successful in RE Investing from motivated seller leads, financing for purchase and rehab, and personalized on-going mentorship and support.

So while we do often wholesale properties for various reasons (and @Raffaele Bruno I would certainly recommend going to our website and submitting your info) there's a lot more to the company and opportunities they provide.

Just figured I'd pipe in as I see us often referred to as just wholesalers.

HomeVestors of America, Inc and "We Buy Ugly Houses" are actually the same company.

Also, I can say that mailing campaigns are highly successful when your advertising is consistent and long term.  This is where companies like HomeVestors are successful; they have longevity.

There's never a bad time to invest in any market, just a bad time to sell. Consider that

On paper, sure, but that's not realistic unless you seek out the opportunity yourself and put it under contract at such a low price.

I'm also like the same areas. I do have contacts with wholesalers that are good in CLE, but reality is in those areas they have options for what they can do with them, and selling them off to Investor doesn't give the largest margin.
