What would you do with 35k?

Hello everyone, I am actively learning about the real estate business. I was introduced to this website and have seen that most of the people on here have extensive knowledge and personal experience about real estate. My question to you is what would you do with 35k. I want to be active as well with the money. At the same time I believe I am going to wholesale. What options do you suggest. I was actually thinking about opening up an Rv park for the the refinery workers that come into town around my area. I was also thinking of buying rental property but 35k wont get me that far. My credit is fair but i owe around 8k and I know if i pay that off my score will jump up back to around 725. Should I just pay off 7k and use the rest of the money on property? Then I would be able to use my funds and credit as well. Should I partner up with someone? 

Should I try and start a small business. Maybe even franchise a business. Let me know your opinion because I would like greatly appreciate it.

ps. I am tired of working for the man and tired of traveling for months at a time without seeing my children. I need something to at least start with bringing me in around 5 to ten thousand a month. That would cover all my bills. My bills are less then 4k. But of course I want to expan and become the best I can be. I am going to make it is just a matter of time. Thanks for your time and suggestions, they are both priceless. I live in Tx by the way.
