Ok, so I posted asking strategy and do see that you looking at both holds and retail flip. For holds in Cuyahoga County you will have to put 25% down or try to go the conventional route, but tough without W2. I have a hard money lender in OH I can refer you too, plus some other institutional lenders, for rehabs, but pricy. I'd have you connect with my business partner in CLE Brad Weber he might be able to help.

Andrew Ready Hi Andrew, don't jump into something that is going to bite you in the end. Your last post sounded like your getting antsy, and in this business you have to make decisions based on what makes sense relative to your investment strategy, not your interest in owning a rental with VA loan. The loan will always be there, the opportunity may take a while. I spend thousands a month on advertising in multiple markets, and only a few times a year something actually makes sense for me to keep. I'm a current reservist and former active military vet myself, and Vet to Vet I'd advise to make the decision at the point where the opportunity meets the model. Figure out what makes sense for you and your family, and jump in at the time that you find opportunity within your means. Real Estate is incredibly speculative and certainly an advanced investment strategy. Happy to help where I can, feel free to reach out if there's anything You think I can provide, however, Patti Robertson is spot on with her analysis, and in your market area I believe.

Hey guys, figured I'd chime in as a "We Buy Ugly Houses" guy.  Reality is often people can my sell at a discount for whatever reason.  Was at a home just a few weeks ago that was super ugly, and unfortunately they had a huge loan on the home so nothing we could do.

Best option for these, if you have been able to make contact with the owners, is have an open discussion about what they need in order to move.  No one is going to sell you their house at significant discount without reason.

We have an 8 step process from when you knock on the door to making the offer, and I'd say often we don't get to the offer step for whatever reason.

It's a numbers game, and unfortunately the ugly ones just simply are ugly for a reason.  We may be the "We Buy Ugly Houses" guys, but It's been a few years since I actually bought something Ugly!
