Rookie here... But would you be able to charge your end user (rehabber in this case) more? Since its stripped down to the studs and they can save  on demo costs? Just a thought. Good Luck!

@Joel Owens thanks for posting that. I am planning on staying in Colorado, we love it here.  As for your question and comment about focus.  I have been contemplating this question for a while now.  And my end goal has always been to work with investors on smaller residential type properties (50-).  I've always loved working with the numbers and finding the best deals.  Excited to say that will be my focus going forward.  Thanks for helping me realize I need to decide that sooner rather than later!

@Sophie P. I'm located in Northern CO.  There is a high demand for everything here.  They can't build fast enough to keep up with the population expanding so rapidly.  Condos and single family homes under $300,000 are gone the same day. It's still a great time to invest.  They are starting to connect the west side of the front range (Fort Collins and Loveland) to the east (Greeley/Windsor)  that was previously separated by farm land.  My tip would be invest in the eastern section if you plan to hold it for a little bit.  Prices are still pretty low their but increasing daily.  Feel free to contact me would love to help out in any way :)

I grew up in Florida. I would say keep your search towards the coast or MAJOR cities like Orlando and surrounding area. Anything else probably won't be worth your time or money.
