Quote from @Mibin Joseph:

@Michael Baum This is a true basement and not a walk out basement. This might be a stupid question, but I am fairly new to rentals in general. We have 3 bedrooms/2 bath in the upstairs space (1100 sq ft) we are currently occupying. The basement has 2bed/1 bath, living space and kitchen (1100 sq.ft). We might have to move out of state because of my job situation. So, as a STR, we think this would be a good approach as we can add more value by providing a private entrance to the basement. Please correct me if I am wrong here. In the event we have to move out of state, we would be comfortable renting the whole house out instead of using it as STR because we feel managing a STR from out of state will be challenging?? So, will adding a separate entrance provide any benefit if we are considering long term rental? Also, what kind of forced appreciation am I looking at? One of the agent I spoke to was mentioning approximately 5k? Thank you very much.

If you do move out of state, I will tell you that Loveland is lacking STR rentals that are more than 3 bedrooms. When I had family here we had to rent 2 different places because we couldn't find a home big enough. The only other option was something on a lake or the foot hills that was very expensive. Just food for thought.

I have not heard anything about Larimer county not allowing an install of basement doors. If you plan to hold this as a STR I would definently decide if you want to rent out both units or keep as one unit and rent the whole thing. Keep in mind the noise level as well. Might need to add extra sound proofing if you rent out up and down.

Quote from @Tucker Myers:

I am a college student graduating in December 2023. I have a great job lined up as a financial advisor and will be working under a team as an intern this summer. Once I graduate, or even sooner if possible, I would like to purchase a multi-family home. Real estate is crazy expensive in Colorado, and I would like to know any tips anybody has for me.

 Hey Tucker!

Smart decision my friend. You should talk to @Lorenzo Prieto he's a local lender in Greeley and has first hand experience doing house hacking.

I'm also a local agent in NoCo and would be happy to meet up with you and your girlfriend to discuss different options. If you search biggerpockets networking events I just added our April event.  It's really laid back and great for investors of all types!

If the numbers make sense and you can cover the 5 properties, I would go that way!

Couple of ideas:

If you are just looking to unload it, I would suggest taking it off the market for 30+ days and then put back on

Or could you talk about a partnership since hes not offering what you are hoping to get?  Sell at a lower price and in turn own 10% of the development or whatever terms you are okay with?
