About the email address concern.  I know our company email is kindof a pain on our phones, so agents tend to forward their business email to their personal account and respond from that, if they are away from computers. Luckily they have been working on this and it has been much easier lately. I wouldn't consider that shady as she responded pretty quickly.

Is she the only decision maker for the estate? If so, there would be no need to write a formal offer as she wouldn't accept it anyways. I suggest getting a Buyer's Agent, that way you have representation and someone negotiating for you. Good luck to you sir!

Hi Everyone,

I have a client looking for a home in the Denver area. Prefers (not a must) west of I-25 from Thornton to north Lakewood. Up to $315,000 must be 3/2 (unless a duplex) and not needing ALOT of repairs. He's pretty handy but doesn't want a lot of time spent fixing items up or upgrading. Must be detached (might be interested in duplex+). Most important thing is he will be using his VA loan. @Rob Sasser my rule of thumb is: when in doubt always disclose. Something as easy as "nonconforming" can go a long way! Good luck!

@Dan Mackin ugh continue on this rant please! I'm in the opposite situation. I'm part of IRES and have enjoyed being able to help close friends buy in the Denver area. I have read about IRES rejecting the offer but have not heard about reColorado pulling out of the agreement. Do you know when the data agreement will end? I have a close friend looking in that area now and would hate for his search to only show IRES as most people use Metrolist in that area.

@Rameez A. It's very typical here in CO for the Seller to select the closing company. Do you already know who the company is? If so, I would do some research and make sure they are reputable.
