I do not know if your state is different with this, but to my knowledge you should be able to sell your rights to anyone, not just the other part-owners.

It is very good to always let people know what you do, as sometimes the best deals come from that. Always network, and it would be good to join your local Real Estate Investing Club.

 But in regards to marketing, it is better to go deep and not wide, so select a target market and hit it. For instance you can pick a few specific cities and stick to them and try doing as many deals there. Or you can target a specific type of seller (pre-foreclosure, probate, divorce, etc) and market to one of those only and stick to that until you get good at it before opening up a new line of leads. But the main point of marketing is to never stop, however you will market, continue it because it usually takes 6 months to really look back and analyze it from a statistical point of view to see if it was effective or not.

So my suggestion is:

1. Pick a target market

2. Decide how you will market (bandit signs, direct mail, etc)

3. Stick to and and keep marketing for at least 6 months

With an REO it really depends how long it has been listed. The banks are very stubborn in the first 30-60 days, so if they got a full price offer then there is no competition with that. But your offer seemed fine and I do not think the rejection had to do with your terms or POF.

The best thing is to ask them multiple times where they want to be, but always provide supporting evidence as to how you arrived at your offer. And if they do give you a number, keep asking them if that is the best they can do. The key is repetition.

In regards to realtors bringing buyers, thats fine since they are just bringing more potential buyers. But keep in mind if you don't have an agreement with the sellers yet (if I understood correctly) then you don't have the right to sell yet, so having a lot of people in and out is not the best thing.

How can someone obtain different public leads lists from each town/county such as (but not limited to)

1) Probate

2) Divorce

3) Code Violations

I don't think so. There is a different set of calculations on multis that involves the rental income.

Thanks for the input everyone! I am a buyer myself, and I usually only trust my own numbers as some wholesalers (unintentionally) can make a mistake in theirs, which could have made them think what they had was a deal in the first place when it might not be. But the reason I asked other buyers is because every once in a while we choose to wholesale a deal if we have too much on our plate, and I was curious to know what others are interested in seeing.

How do cash buyers like wholesale deals presented to them? Do they want as much info as possible, or is it unnecessary because they will do their own due diligence anyway?
