The best way is to be honest and not sound defensive. Sometimes its how you say it not what you are actually saying.

Tell them you will repair/update then later on decide to either rent or resell, and that you don't plan on living in the property (we always say this). 

If a seller would object and say their house is perfect/great, I usually respond saying "yes, your house may be in great condition but the kitchen/bathroom style may be outdated and the paint job/flooring might be old as well compared to what new homeowners are looking for". Something to that effect, and I usually get the response "okay that makes sense" or "I understand". Or even just yesterday a seller agreed and then said yes the house definitely needs a new paint job.

NJ has one of the highest property taxes! But renting in the right area would make that a non-issue. Its all relative.

Depends more on NEED than WANT. If you determine that it is a need then go for it, but try to cut out unnecessary expenses early out. Just like anything go weigh benefit and risk. (For Example: Cost of upgrading to SUV/Truck vs the amount of practical uses that can only be done with an SUV/Truck on a daily/weekly basis)

On the other hand I do have an SUV and it is always helpful, personal and business wise.

Apple Title is a good one.

Chris Goodson is a great attorney in Montclair, he actually runs a monthly investor meet-up as well.

There is the NJRESN meet-up that is great, it is held at the Westwood in Garwood NJ. Most of the investors can be found there. Chris Goodson's event is great too, but he bounces around, sometimes Central Jersey and sometimes North. They are both monthly meet-ups!

Welcome to the site! You'll find a ton of answers here. I am from Central Jersey but I invest more in North Jersey. Can't tell you much about Philly since I haven't done a deal there, but I know there are successful wholesalers in that market. Good luck!

What is the best way to fill out OPRA requests with the stricter towns? There is a town in New Jersey that always gives me trouble saying I need to know the exact name of the record/document I am looking for and that they can't just be on a search for me. This is more about semantics and technicalities than anything else, was wondering if anyone had any insight.

Craigslist works great, don't just post but you can search what you're advertising and some people will say "looking for apartment for rent" and you can contact them. Post them to social media (if you're public about your rentals and comfortable with that type of marketing).
