@Pili Yarusi Welcome to the site! My best suggestion would be to get in the mind of an investor. Like people have mentioned before me, join all the meet-ups and events available. The best thing is to know what your investor wants on a detailed level and bring to them what you know they will buy, that way it saves time and effort on everyone's part.

Westfield is a great location, you're next to the biggest hub of NJ real estate networking! The NJRESN meeting is held monthly in Garwood within the same county. I am a member and I highly recommend it!

When you say out of town do you mean 30-40 miles away or out of state? To save time I will answer. I have seen the former. We are in Northern Jersey and our Central Jersey investors will pick up deals from us and it has continued to become more and more common.

Thats great! Congratulations, keep it going. Good reputation is priceless and as long as you continue to do the right thing, great things will come back in return.

If you want help on this deal I would put it in the marketplace. It shouldn't be in the forums. 

On another note I had a very similar situation and learned never to work with people who can't prove themselves. I'd rather make less money from a closer than a newbie who will waste my time.

I would agree somewhat. I do use it for a quick look to decide whether I pursue or pass. I take everything with a grain of salt but the hard data such as average home sales per zip code (more prominent with trulia) and tax assessment is great to see quickly. Even data on MLS can be skewed but I take the info I can get from a quick google search. Zillow is also fairly accurate with whether a property is off market or not and that always helps since as investors we all prefer off-market deals :) Lets you know soon whether you have to call a realtor or not!

You need to go out and get them. Depends what you want to market to.

Pre-foreclosure? (Usually will be short sales) : NJlispendens.com

Probate? Go to the respective county court house to pull leads.

Vacant? Tons of ways, you have to figure out your own system.

iContact is great for emailing lists (I use this, among other methods/services). There is also mailchimp that a lot of investors/realtors use. They all have different rates and guidelines so it really depends what you are looking for.

Can you clarify your question? Are you saying that you have been writing the letters? There a great websites that can mail for you, and postcards are pretty cheap to mail. 

In addition, bandit signs are cheap but effective. 

It really depends what you are looking for in terms of help.

Post: Buying a REO property after listing expires

If its already an REO it is no longer with a private seller and now with a bank/lender. For them it usually requires a relationship to get a list of REOs and purchase directly from them. But if the listing expired call the agent and ask if it will be re-listed with them.

In addition the banks are very stubborn with price in the first 30-60 days, so now that it has expired they may be a lot more negotiable on price! Developing a relationship with REO Brokers/Realtors is always helpful as well.

Depends what list you are looking for. Probate? In NJ its just a matter of going and pulling the leads yourself (tedious, better to hire someone). If you develop a relationship they may help and charge you 3 dollars per page, but they like for you to be looking for something specific. One county wanted first and last names! I would first go check it out, see how it works and ask general questions. Each county is different as @Jim Viens said. If its doable but tedious, create a system and hire a college kid to do it. Title companies always send people there so you might even find your next hire there!
