Adrian, great info here, one thing ill add is befriend a Realtor. We look at properties almost everyday, and most of them are investors themselves. Just be real and let them know what you are planning to do. We do value our time, however, we are open to helping people out.

Thank you for posting this! It is so sad but it is a reality in our profession, and sometimes we put ourselves in very bad situations. We have to be very diligent when we are either showing property or holding open houses. I have shown homes in rough areas or any area for that matter, I let my go to person where I am going, the address and the time I am going in and out, and he does the same with me, we keep each other accountable.

In our office it is encourage to have a buddy system when showing properties, and we must meet clients at the office first. If they are not willing to come down, then it is not worth it. Life is more precious than any check.

Hello BiggerPockets community

Just wanted to know who have invested in Canada and how have that gone? Specifically asking for the London Ontario area as well as Windsor and Toronto? Is there a good market there? Who is interested in investing abroad?

@John Thedford that’s sounds really good, I want to invest in rentals as well and think they are a great investment. Thank you on your input, but I was refering to brokering rentals.

Hi Joaquin, I have heard of some agents that are really successful at this niche, in Georgia however, I haven't met anyone that is actually killing it on rentals. I heard of some agents in Texas and Florida that are doing really well, but don't know their figure, wonder if someone would like to share their thoughts.

I have read most of Grant's book, love his aggressive style, but I have not gone through any of his courses, the price point was a turn off for me. I think you can get help for free here or through youtube, IMO I don't think he would teach you anything new on sales, although I can be wrong.

I always attend my buyer's inspection, some buyer's agents prefer not to but this always baffles me, beacause 1, you are making sure the inspector is actually conducting the inspection accordingly, I have a realtor friend that had an inspector go to the house that she was representing the buyer and the buyer nor the agent were able to attend, the inspector had lied that he went into a crawl space, but alas, the home had cameras and they saw he did not make any attempt, but he had written on the report that he went into the crawl space, now, I am not saying that it always happens but it does sometime, so you have to be careful with that. I even drove and hour and 30 minutes to be present at an inspection on a Saturday morning mind you. These is part of our job, if you can't be there at least ask a fellow agent to attend for you. I would even go further and say that as a listing agent you need to attend the inspection as well. You are giving your clients a disservice if you don't.

Hi James,

This is very bright idea. this is one that I have thought of doing my self, if you can produce consistently and pre-screen these leads you will be love by agents once you hand them off to them, one because like you said, it is all about ROI (time + money) to obtain these leads, and for an agent time is so valuable, plus they only have to paid you once it is closed not up front. One way is that I was thinking on doing this is to contact for sale by owners, Expireds, Old expireds, Out of town owners and landlords. If you can stream line this, it of course can be done! Most of the work have to come in the forefront, of course you have to have quality leads and that means you have to be really good in pre screening them, these have to be Hot, or warm, not likely cold, but cold you can follow up on and then once they are warm, pass them on.

I know a poster have said that there are many companies already doing this, but they just use an algorithm and sale you leads that most of the time are no good, and it takes time to pre screen them. Why, I also thought of doing is, partner with real estate agents, say about 3 good ones, who won't drop the ball, remember, you have to have a good reputation and you are still tied to the deal, so make sure to pre-screen the agents your feeding the leads to, and I recommend 2 or 3, because ideally you will be sending loads of deals and sometime you can forget who you send them to etc...And also, I recommend you hit the agents that you are sending leads to and follow up to make sure they are doing what they are supposed to.
