Hi BP Community

I am looking to teaming up with a reliable contractor for my rehabbing homes business, but are contractors reliable now a days?

What do you look for on a contractor you plan to work with?

Is it fair to say that most of the good ones are already to busy?

In my humble opinion, the best car for an agent that it is just starting out is a good reliable car. Not necessarily new, you must keep it clean and make sure you service it on due time either by you or a professional. I am a new agent and RE investor my self. I own a 2013 Toyota Corolla, it looks pristine and runs smooth. Even if you have he means to buy, like good credit and down payment, do not buy, unless you don’t have a car, because as an agent you must have a car, but that’s a very different conversation.

Thanks on your well wishes! At the moment my painting company in which I started with my dad is no longer in operation. I am also no longer focusing in wholesaling, but mostly on flips. I am a active real estate agent in the state of Georgia, but also hold a license in Florida (inactive). I am looking for potential flips in the Atlanta area and the Miami area.

I totally agree with you. Sales is the  most essential in any business in my opinion, we have been selling all our lives, but are we efficient at it, that is the question. In life you are either selling or someone is selling  you, I think I read that from one of Grant's book. I believe this to be true. We sell everyday, why not become very efficient at it. It would benefit everyone. I know some people cringe at the word "salesman" or "saleswoman" for that matter, but that's who we are, and to become successful on any endeavor, we have to become good at it.

Just my 2 cents on it.

Hi I as well just think that conversing with others and showing real interest in their jobs, life and endeavors goes a long way. So a key to me is to listen attentively to the person I am talking with and give inputs but let them talk about 90% of the time and in the conversation I tell them what I do, I found that 9 out of 10 people if you show Real interest will eventually ask you what your profession is. So start chatting up people no matter who, young, old, men or women, I mean all.

Hi Maxwell A lot of great content on this thread. Love it. Best advice I can tell you is to prospect prospect, you must lead generate, meet people tell them what you do, preferably face to face, but also on the phone, online etc, albeit I prefer and spent most of my time on face to face meeting and conversation. Get yourself known, it all ends up there, people needs to know who you are and what you do. Don’t worry if you are new or seasoned, to over complicate yourself with that, just be sharp and honest. I wouldn’t come up and say I am new in the business but if someone ask me I’ll be honest, that may work for some, but not others, it who cares anyways, you won’t get everyone, you want those that will want to do business with you. I will also reiterate that even if you are brand new and some ask you, turn around to a positive, if they say “but so and so has been in the business 20 years and have done many transactions blah blah blah” you can turn it around “you know mr and mrs seller, that is a great agent with a great track record, but don’t mind my asking, they are doing so many deals a month and so and so a year, how much time do you think they would dedicate to your home?” And just wait for the answer, and what ever they say you might reply with your value proposition like, “mr and mrs seller, as a new agent I will only be working for you, you will be my one and only client and I will dedicate my every waking moment to sell your home, wouldn’t you want this much dedication to you and your home?” Always end with a question. I think that gets them thinking and they convince themselves versus you convincing them. Hope this helps? I am still learning my self. Never stop learning. For scrips you can use Mike Ferry’s website, they have scripts you can use, they are more in your face direct scrips but are good in my opinion. Happy hunting!
