Post: Need to pay off the bank for owner carry?

We're looking at offering an owner carry financing option for a property we're selling.  I'm familiar with the due on sale clause and wondering if most owners pay off their original lenders to avoid it being an issue, or do they utilize a work around?

Also, do owners typically keep their name on the deed until the note is paid off?  Thanks!

Any suggestions as to how to get a current phone number for a property owner?  Feel like we've scoured the internet and also paid on various sites for information, such as Spokeo in Intelius- though we've found 6 different numbers, none of them are current.  We don't really have enough demand to warrant a skip trace membership, unless there is a reliable site that allows you to pay per inquiry-  Any ideas appreciated!

We are considering sending some mailers- Are there companies that can provide lists for people who are delinquent on the property taxes or mortgage payments?  I know there are other filters available from various companies, but we're specifically interested in the above filters and any suggestions for companies would be greatly appreciated!  Thanks!

Any suggestions as to how to find a phone number for a distressed home owner?  We're specifically looking for a phone number-  Feel as though we've exhausted internet searches and only come up with three outdated numbers.  We have located mailing address and emails (though they may also be outdated), but are specifically interested in ideas for locating phone numbers.  Thanks!

I'm interested in purchasing a pre-foreclosure property directly from a seller before it goes to auction.  The house is not currently on the market/listed for sale.  What type of contracts do people usually use for this?  I was considering just asking a realtor to provide and oversee the paperwork in exchange for a commission-  is there a better way?

We are looking at purchasing a single family home with guest house with the intention of renting the latter.  Is it possible to use the anticipated cash flow from the rental to help qualify for a loan?

Is it typical for listing agents to show a property if clients have a buyer's agent they'll be arriving with?  It seems as though it's not in some areas, but I think the listing agent has an inherent knowledge of the property the buyer's agent wouldn't.
