I'm considering building a home and would like to clarify what is included in the price/sq. ft., specifically, does it include the land?  

I know when you buy a home it does not include the land in the sq. ft. figure, but the reality is you are getting the land as well as a garage (possibly).  I'm interested in how it's calculated for a new build-  Thanks!

I'm looking at a pocket listing to potentially purchase and flip.  I have my own idea of what I think the the value of the property would be post improvements, but would like to consult with a local realtor for a second opinion.

I've elected not to sign any type of agreement with a local realtor, though I have put a backup offer on another home recently with the listing agent.  I would like to ask him to do the broker price opinion for this new potential flip-  He is aware I don't plan to sign an agreement, so doesn't have the incentive of a commission down the line, but I would like to be fair an compensate him for his time and efforts.  I know it's unorthodox to pay for a bpo, but given the circumstances and wanting to be respectful of his time, how much do you think would be fair to offer to compensate them for the bpo?

I'm looking at purchasing a house that was built in 1900, remodeled in 2008. Not being especially savvy about the internal workings of a home and how to fix them, I'm looking for insights as to whether it's overall a good idea to venture into these waters? Is it inevitable a home that is almost 120 years old will have more issues than a newer home, or does it depend on maintenance over the years? What about plumbing?

Any insights are appreciated and welcome! Thanks-

Sage advice, Mark!  Thank you-  While a buyer's agent agreement is required where I live according to the board of realtors, I pressed the point with the agent and he did as you suggested, included the limitation within a blank space in the agreement-

I'm in the process of looking for a home to purchase.  I haven't found a buyer's agent I would like to commit to working with, and instead look on my own through many sources (mls, auction sites, newspaper, etc.).  If I find a home I like on the mls I just call the listing agent to set up a showing.

I'm in the process of putting an offer in on a property with the listing agent-  He drew up the contract to include a buyer's agency agreement that's valid for about 4 months.  The fellow seems fine, but the bottom line is I don't know him and don't want to tether myself to him for 4 months outside of this particular property I'm making the offer on.  If it doesn't go through, and another property in the mls captures my attention, I don't want to be beholden to this particular agent when submitting an offer.  The agent said there was no way for the agency agreement to be written so it's applicable to only this property.

How do I get around this/not have to commit to working with this person outside of this particular property?
