Are private lenders for real estate able to charge private mortgage insurance the way that banks do as an added security? Any insights would be appreciated- Thanks!

@Lien Vuong and @Karl B., thanks so much for your replies! We were leaning towards Zelle so it's reassuring to see you've had some success with it-

What are some good options for accepting rental payments electronically? We're looking for something convenient (for both us and tenants), secure and without fees!

We have a little studio for rent, about 370 sq. ft.- Occasionally when looking at other small units for rent, I see that the landlord has indicated that they'll only accept one tenant for the space. Any insights as to if limiting the number of tenants to only one is warranted, even for such a small space?

@Scott M.- thanks so much for the reply- We are asking one month's rent for the deposit. Is that typically what you do, have the deposit figure be the same number as one month's rent?

We have someone we'd like to rent to and are working with them re: there first, last and deposit payment. We're collecting the first and deposit upfront, but letting them pay the last month's rent on some type of payment system so they can do it over time. Any ideas for the best way to do this? Should we just collect a little extra each month until they have submitted the full last month's rent (and of course have the specific payments and what they're for outlined in the lease)? 

Any ideas about how to structure the last month's rent payment would be helpful- thanks!

We're looking at purchasing a foreclosure property- It is not owned by the bank and, if their is a successful high bidder, a trustee's deed is issued. Are their any things to be aware of or concerns pertaining to a trustee's deed? If you'd like to ultimately sell the property, do you need to do anything (such as quiet the title, etc.) prior to the sale to be able to sell it to the new owner with a warranty deed? Thanks-

I've heard of areas where there are multiple MLS systems within a single county. I understand they're each independently owned and am curious how it works when multiple MLS systems exist within one county- Do they each only cover a portion of the county, do you need a membership to each one to have access to all listings within that county, etc.? Any clarity on this would be appreciated- thanks!

When are deeds issued for non-judicial foreclosures that don't have a redemption period? Are they sent in the mail immediately following an auction and being filed with the county?
