Hi @Angela Sobol you may want to do a google search for property managers in the area. It looks like you realize how nuanced the market can be even street-to-street in the same neighborhood. You’ll want someone on your team with the experience and expertise necessary to keep you out of the money pits and into quality rental homes with reliable long term return. There are a few in the area. You might call and talk to 3-4.

@Steven Wilson You May have more luck connecting with Sf/small MF businesses just because there are more of them out there. You might connect with @Mitch Deminski who is a big investor and local business owner. I connected with him about a year ago and it’s changed my life. You may also think about Homevestors. They are a gigantic RE corporation with thousands of locally owned franchises. I’d guess there is ample opportunity in our area with Homevestors.

SF/Small MF May not be your end game, but I’d bet that you will learn a ton about the real estate industry and you’re local market by rubbing elbows with the people out on the streets working the SF scene.

@Todd Snyder This has worked GREAT for us:

Step 1) Setup a dedicated account with Huntington or Chase or some other user friendly bank

Step 2) Give tenants routing and account number (we put it in lease with instructions for payment)

Step 3) Tenant pays via online ACH or walks into bank and deposits check or cash into your checking account.

Step 4) You get text notifications once the money hits your account 😁

Tenants obviously can deposit but not withdrawn or anything else.

@Jesse Gonzales welcome to the game man! It can be done. My advice is definitely have an attorney on your team to help you with this process. You might utilize Bigger Pockets to find an attorney with specific real estate experience. Another alternative is to immediately put the property under management with a professional property management company. They will have experience with and expertise in these types of situations and their own attorneys on the team to help.
