Post: How to Sell Auto Repair Shop

Help fellow BPers!

Here is my situation: my father is trying to retire and owns an auto repair shop in Madison, Wisconsin free and clear. It is about an acre in a high traffic area and would be a great place for condos/retail stores. 

I'm not sure who pays for an environmental study, does that need to be done (or should it be done) prior to listing, or will the buyer do that during inspection? 

Does anyone else have experience buying/selling auto body or repair shops? Any additional considerations you can point out would be SO helpful.

I'm just getting started doing direct marketing to tax delinquent owners for vacant land after listening to @Seth Williams podcast a while back and doing some research of my own. I've got my list together and am building out a postcard template now, I just wanted to see if there were other people doing this in Louisiana and see how it's going.

I'm based out of New Orleans as well, but travel a lot for work. I have a live-in duplex so far and I'm loving not having to pay rent. I've upgraded my side of the place and I'm looking to get started on a second one.

I've been looking into this too. Make sure to research the tax sale laws to see how long the redemption period is in your area (if it's a tax lien state). The closer to the redemption cut off, the more motivation there will be. Keep us posted and good luck!

Hi All, I recently signed up for the AgentPro247 trial and after poking around for a while, I was having trouble getting a list of tax delinquent vacant land. I checked several counties (mainly Louisiana parishes) but the ones that said tax delinquent = yes were not delinquent when I cross checked the assessor's website. Anyone else able to pull good tax delinquent lists from AgentPro247? If not, what types of lists do you use it for? Thanks!

Mehran Kamari what I like about investing in raw land is it fits my interests (being outdoors fishing, camping, etc), it takes little cash to start, and requires little maintenance. To be honest. My initial post didn't include all my goals. Here goes: 1. Flip vacant land (ideally recreational land) 2. Start a SAAS software company probably around real estate investing. 3. Use profits from 1 and 2 to buy multi families Hope to get there in a year or two!
