I've recently set up a buyers site for my land acquisition company, now I'm trying to figure out the best way to go about optimizing it's search engine rankings (SEO). I know creating quality content is great, but what would that content be on a buyer's site for land....articles about topics motivated sellers would be interested in (options for selling land...etc)? 

Also, since I'd be interested in buying land throughout the US, does anyone have advice on selecting keywords?

I just got the recorded deed back on my first raw land deal, so I'm getting excited to ramp this up.

The New Orleans City Council is proposing to make landlords register all units with the city, pay a per unit inspection fee, and allow periodic inspections. Let's enforce the existing laws that we have in place to clean up the city at the expense of the negligent landlords.

My co-worker and I were talking about this yesterday. What is the liability insurance like for a hunting property the size of what you described above and was that factored into your numbers?

Spot on, thanks Vicki!

To answer my own question from above (in case anyone is wondering), you can use a "Less and Except" clause in the deed to reference the sections of the property that were already sold. This essentially says the seller is conveying the entire original property, less and except, the property recorded on xxxxx date in xxxx county on xxxx book and xxxx page.

Thanks Mark Podolsky , I had listened to that podcast before having a signed offer, so it may be worth a refresher. I've pulled the deeds and the chain of title looks clean. However, over the years they subdivided the property and sold a few parcels. I have the original metes and bounds legal description and the deeds selling off the segments of the property, just not sure what to put in the new deed. Would I just reference what the assessor has on file (very non-descriptive). Almost there!

Thanks for the reply Seth, I wouldn't have gotten this far without your blog!

As far as market value goes, properties go for about $2500/acre on the conservative side and I'm purchasing at $400/acre. The property surrounds a parcel with a mobile home, so I'm going to get in touch with them to see if they want to buy it before listing it. 

As far as the title search, I've pulled several deeds from the county's online records database so far for this property, and I think with some digging I could get a pretty good idea of the chain of title, but I would be worried about missing liens or catching errors since I am not that experienced. When you mentioned looking at county documents, did you mean looking online, or actually going to the county, or ordering an abstract? 

Also, is there a good place to search for IRS liens?

Welcome to the site Stewart! I've been doing direct mail to vacant land owners in the near by area (1-2 hours away). I've been thinking about doing a campaign in New Orleans to get another residential property as well. 

I would start by figuring out which area you are looking to get properties in, what price range will sell, and what type of property (single family/multi/commercial). From there, you can go on the Orleans Parish tax assessor's website and start looking through properties in that area to see which houses are out of state owners, which have back taxes owed, etc. The tax assesor's website is very user friendly and full of information. 

You could start there by putting together a free list, or call the parish to see if they'll give or sell you a list of properties to mail to. Also, driving for dollars in New Orleans seems like it would be a good strategy since there are so many boarded up houses in nice areas.
