Good idea Jason.

It's true that FNMA (Fannie Mae) does not require title seasoning.

Some lenders smell fraud even when there isn't any, when it comes to flipping.

It's very simple actually. Just make sure that your buyer uses a mortgage broker. The mortgage broker he uses must have lenders that he works with that require no title seasoning.

It's also true that if your borrower must go FHA to purchase, you will have to wait the 90 days, and in some cases even 180 days. If that is the case, go with Jasons advice and write a lease option.

Yeah MikeOH, how the heck do you get the appraisal back in days?

I had a multifamily (apartment building) appraisal take 6 weeks a few months back.

Of course the OP doesn't need a commercial loan anyway. She just needs 2 residential loans.

I am not in the business, although I know a handful of dudes who do modifications.

I personally know that it has helped in SOME situations to have an expert negotiator handle the mitigation of a loan mod.

One of my best friends took a Pay Option Arm a few years back, and it was going to recast.

He contacted the lender himself, and they offered him 5.5% fixed for 30 years.

He later contacted a Loan Modification Company (my other friends company) and they went to work with NO UP FRONT FEE. He has an offer on the table now for 2% fixed!

I am sure that there are scammers out there, and they may even be prevalent. But I also know there are some dudes doing loan mods that truly work hard and get results for their clients.

You could buy at market value and cash flow depending on your location.

But what most people experienced (like here in Florida) was a sharp rise in appraised value (the bubble).

And in these areas we are seeing a decline in values currently. For this reason it is necessary to buy at a discounted rate; simply because the property will be worth less in the future.

Make sure your buyer is not FHA/VA. I think with the list that you provided you are looking at FNMA (Fanne Mae) qualified borrowers only.

And since that is the case, you don't need a list of lenders. Literally anyone that is in any form of lending could write a FNMA qualified borrower's loan.

What state are you in?

I had a buyer back out of a cash offer. He even canceled payment on his deposit check! This was 2 or 3 days after he signed the agreement and dropped off the check.

My attorney told me it would be a waste of time to attempt to get anything out of it.

I am in Florida.

Your experience may be completely different, even if you are in Florida.

Obama is a puppet, controlled by the same people that got both George Bushes elected. If there isn't war with Iran, it's because those people have decided not to do it.

There are some that say Kennedy was the last real president this nation had. And you know what happened to him.

As far as companies that do it for people, I would search for an attorney owned and operated establishment if I were you.

Aside from that, there are a couple of great do it yourself guides available. Perhaps you should check one out, and maybe sign up as an affiliate.

I refer both, and let the prospect decide if they want to do it themselves, or have an attorney owned organization handle it.
