Hey, a lot depends on your market and your mindset how you should start out.

Some people start out in buy and hold, and later become wholesalers. Others start out wholesaling only to get into rehab and retail. It's totally up to you.

For instance, there are people double c closing REO's to end buyers and getting a check for putting it all together.

So when you ask if REO's are a good place to start, I say yes! Its WAY easier to make offers on REO's than it is to find motivated sellers (individuals rather than banks).

How you decide to approach the deal will determine where you end up though.

Nope. They are pretty much here to stay unfortunately.

worlds largest REO directory

You can always start by wholesaling homes for cash. Your credit and some cash would qualify you for hard money then in the future.

And eventually when you have document able income, and some cash down, and still the great credit, then you could get bank loans.

But most broke folks start out with wholesaling. That may not be for you though, but its the easiest and lowest risk to be involved at least within a niche in Real Estate..

Yes Bandit Signs will produce leads.

We spent a few hundred bucks and got calls for a few days. Code enforcement pulled them up after a few days.

After a while we decided to put them out late Friday to get the most hang time out of them.

I wanted to clarify that the only up front fee you should pay would be to an appraiser for the appraisal that would be necessary.

I would sue the title company, real estate brokers, and anyone else that had anything to do with that transaction.

I think the title company or closing attorney should be the one truly at fault. Real Estate brokers could have some blame, but ultimately the title search and commitment would have been performed by his closing agent.
